Base Building Lighting & Smart Controls Upgrade

The Challenge

The tower was fully occupied throughout construction. All work needed to be performed overnight, and the lighting system had to be fully operational every morning before tenants arrived. The existing fixtures were not designed for LED technology or modern smart building controls, and replacing them entirely would have required significant disruption.


ENS Solution

Energy Network Services engineered a custom retrofit approach that modernized the building without replacing the existing luminaires.


Work Completed

  • Designed a custom LED retrofit kit for base building fixtures

  • Integrated Lutron wireless sensor nodes into each fixture

  • Designed, installed, and commissioned a Lutron Athena building-wide control system

  • Phased overnight installation and commissioning

  • Integrated multiple tenant spaces into the central system


Tenant spaces were onboarded into the building platform as occupancy changed, allowing future tenants to connect to the existing smart infrastructure.

The building relied on aging fluorescent lighting and a lighting control system that had drifted out of calibration over time. Because the property was fully occupied, construction had to be completed after business hours with the system operational each morning.
